It has become law that all gas equipment in connection with rented properties must have an inspection by a registered installer who will issue a safety certificate annually. The electrical equipment (safety) regulations 1994, relating to portable electrical appliances, landlords are required to provide periodic safety checks and certification where such appliances form any part of a letting.
